Abstract:	土地征收补偿价格与被征收人的权益关系甚巨，2012年土地征收条例修正后，地价补偿由原先的公告土地现值加四成（旧制），改为以市价补偿（新制）。土地征收补偿市价查估办法更明订，得委托估价师查估补偿价格，并且导入不动产估价技术规则的估价方法，同时于现有的区段地价体制下，增加个别因素调整方式，以求取个别宗地的价格。此政策是改革土地征收补偿估价的契机，其将补偿理念由相当补偿导入完全补偿，并且将区段地价导入个别宗地估价，期使补偿更具合理性与公平性。然而，新的制度即将实施，必然存在一些值得探讨的问题。本研究藉 The compensation price for land expropriation is always the primary of the concern for the person whose land has been expropriated.
