    Abstract: 我國實施都市計畫地區可供建築使用土地日趨枯竭,舊市區因其社區結構、生活基盤設施較為完善,「都市更新」已然成為地方政府推動都市實質建設之首要工作。都市更新旨在對目標地區與計畫地區資源的輸入,透過公共設施改善,以重建、整建、維護等模式補強都市機能,達到都市實質環境改善的輸出效果。都市更新重建旨在對目標地區進行全面拆除改建,並對計畫地區內不足公共設施進行補強,因此更新重建對土地權利關係與土地價格影響將較為顯著。由現行都市更新實施成果檢視,重建個案多以「自建自住」或「合建分屋」方式進行改建;在現行容積獎勵條件下,
